Condominium-complex-type plants with equipment run on groundwater extraction (and replenishment) and heat pumps, all of which are located and concealed in the communal parts.

Class B energy efficiency thanks to doors and windows, surface coverings and plants, with energy savings of 35% per year.

Underground utility tunnel linking all the buildings, ensuring that no work needs to be carried out on the surface, whether it involves access by new users or maintenance work. No utility rooms inside the buildings.

Photovoltaic technology in the communal parts (lighting and water).

The artificial hills, from 1 to 8 metres high, enliven surfaces for a dynamic and uncommon relationship between constructed areas.

RAIMONDI BUILDING ARTIFICIAL HILL CONSTRUCTION PLAN

Thanks to the hills, it is possible to enter the offices at various levels, even from the roofs, enjoying a unique experience arising from multiple sensations: green patios, great heights, natural light, and a link with green open spaces, old and new buildings.

The main hill, beneath and surrounding the new building in Via Raimondi, connects the buildings with the surrounding urban setting. It has two entrances, one opening onto Via Varesina and the other onto Via Raimondi. It is intentionally artificial and geometric, comprising trapeziums and triangles, which externally appear to be faceted green plains; it is attached to the ground through corten steel bands where rainwater is collected for irrigation.

PLAN OF THE TWO UNDERGROUND LEVELS – CAR PARKS

Inside, trapeziums and triangles form a ribbed dome beneath which over 2,500 sq.m are dedicated to conference and meeting halls, a reception area and exhibition spaces.

The area has two underground two-storey car parks, totalling 8.000 sq.m. and offering 250 parking spaces. Access is from Via Raimondi and Via Emilio Bianchi.

Particular attention was given to landscape design.

Conceived in collaboration with the AG&P studio, this is among the most typical features of this urban area; for this reason it was developed hand in hand with the architectural project.

In addition to a large quantity of plants to protect the buildings from city noise, all the structures have internal gardens and hanging terraces for providing reserved greenery.

The “hanging” Raimondi construction permits intermediate flooring on an area of over 1200 sq.m. These offer transparent platforms overlooking the city.

High level of sound-proofing provided by the coverings. 10 years’ posthumous insurance for all buildings and shared areas, drawn up ad hoc with high maximum coverage limits.
